Due to the continuing success of Utopia broker solutions in the mortgage and secured loan packaging, the company decided that there was a need to offer a service to brokers in the commercial mortgage market. The decision was taken towards the end of 2007 to form a new company with a dedicated commercial team, that company being Utopia commercial.

Many packagers already offer a commercial service, however the aim of Utopia differs in that we do not just pass your enquiry on, we deal with the case from start to finish; placement through to completion.

We have a panel of lenders to cover a wide range of customer and their requirements such as:

• 85% true self cert.
• Houses of Multiple Occupancy (HMO’s).
• Longer terms such as 30 years.
• Interest only.
• Profit Share Development (up to 100% on land and development).
• Land Finance- 100% of build costs available.
• Wide range of properties and usage.
• Clean – Adverse.
• Arrears acceptable.
• Farms.
• Products with no ERC.
• Rates as low as BBR + 1.49%.

• Source and placement.
• Options presented to broker.
• Initial lender agreement gained.
